MASTER & CONDO ASSOCIATION

  • Boca Glades consists of 4 Condo Association: A & B (eastside) C & D (westside).
  • The Boca Glades Master Association provides amenities and landscaping services to all 4 Condo associations.
  • The Master and each of the 4 Associations are separate corporations under Florida law. They each have their own rules & regulations and are paid separately.
  • Both the Condo and the Master Association have websites. Please contact the Master Association for information on their website. Condo D’s website is BocaGladesD.com.

PROPERTY MANAGEMENT

Contact the Master Association for: the clubhouse, the gym, the pools, hot tub, and sauna, the tennis court, the landscaping and irrigation, the roads and front wall, the lakes and fountains, the front gates, car transponders, clickers, gate codes, key fobs/cards, or anything communal to the entire Boca Glades community.

Contact for: Pest control, architectural review forms (hurricane shutters/glass, 2nd floor flooring, enclosing a screened porch), roofing, parking decal for a new car, garbage/recycling, lights outside your unit, or anything relating to your building or parking lot.

AFTER CLOSING

  • A copy of your Warranty Deed must be emailed or sent to:
    - Boca Glades D Condo Association
    - Boca Glades Master Association
  • Coupon books for quarterly HOA payments will be mailed to your unit.
  • A Homeowner’s Insurance Policy for your own unit is mandatory.

QUARTERLY FEES

Quarterly maintenance payments are paid separately to Condo D and the Master Association.  This money covers costs such as management fees, annual audit/ taxes, operating recreational facilities, television/internet, garbage collection, janitorial/utility services, lawn care, building maintenance/repairs, insurance, and reserves for large projects such as paving, roofing, and painting.

  • Paid quarterly and due every Jan 1, April 1, July 1 and Oct 1
  • $964 per quarter payable to BOCA GLADES D CONDO ASSN INC (includes water)
  • $862 per quarter payable to BOCA GLADES MASTER ASSN INC
    (includes Cable, Internet)
  • Special Assessment for roofing should be paid at the closing by the seller of any unit being sold. Money due the Condo will be part of the estoppel issued for the sale. Should the seller not pay this assessment the responsibility to pay the roofing assessment transfers to the buyer: $268.90 per quarter.

LATE FEES

  • If maintenance is not posted by the 10th of the month, Condo D will assess a nonrefundable $35 late fee to your account and Benchmark charges $35 for the late letter.
  • The Master Association does not charge a late fee, but has the right to suspend amenities to any unit that is delinquent for more than 90 days. Amenities include: access to pools, gym, clubhouse, vehicle transponders for gate entry, cable & Wi-Fi services by Hotwire Communications.
  • Under Florida law delinquent units will be turned over to attorneys for collection, lien, and foreclosure. Benchmark charges $250 for this letter.
  • All attorney fees and costs are the responsibility of the unit owner.

MASTER ASSOCIATION MAINTENANCE PAYMENT

CONDO D MAINTENANCE PAYMENT

  • You can also set up auto-pay for quarterly Condo D maintenance payments:

https://onlinepayments.truist.com/paymentservices/start.aspx and enter your Condo D Bill Pay Number, Serial Account Number, and Unit Number which can be found in your Condo D coupon booklet.

ACCESS

  • Mailbox key/number and parking lot number information should be handed to you by your realtor or Seller at closing.

CLUBHOUSE

  • A key fob is required to access the facilities. Each unit can get 2 key fobs or key cards.
  • Please contact the Master Association to get these key fobs/cards. Any fobs/cards given to you at closing will no longer work once the seller has been removed from the system.
  • Amenities of the Community include: Gym, Sauna, 2 Swimming Pools (East & West), hot tub, game room, pool table, ping-pong table, lending library, 2 tennis courts & 2 pickleball courts, a walking path, and catch and release fishing.
  • A security deposit is required in order to rent the clubhouse for events.

PARKING (Condo D) and FRONT GATES (Master Association)

  • Condo D allows each unit to park 2 vehicles in our parking lot. Each unit can purchase 2 vehicle transponders @ $40 each from the Master Association.

Please furnish up to 2 cell phone numbers for the gate box directory.

  • The Master will give you a 4-digit vendor code upon request.
  • You will be assigned a 4-digit Resident gate code (per cell phone).
  • When a guest phones you from the gate, press 5 and hang up to allow gate entry.
  • Guests can either enter your 4-digit gate code, use the directory at the gate box, or enter your 4-digit vendor code.
  • In case of an emergency, the Condo Association has the right of entry to your unit. Should a locksmith be required to enter your unit, you will be charged for that cost.

PETS

  • Boca Glades is a pet friendly community. Up to one dog or cat not exceeding 20 pounds is allowed per unit. Domestic cats are never allowed outside on the premises.
  • If your dog exceeds 20 pounds, please provide support animal documentation and submit to Benchmark Property Management.
  • Palm Beach County requires all dogs to be leashed AT ALL TIMES whenever outside. The County also requires you to clean up after your pet.
  • Dogs are NOT ALLOWED to be walked lakeside. This is for the safety of your pet (alligators and otters) and to prevent dog refuse accumulating on the walking path.

PARKING

  • Each unit may register up to two (2) vehicles.
  • Each unit is assigned one (1) parking space.
  • The 2nd vehicle may use any guest spot on a first-come-first serve basis.
  • Every unit has a pink Guest hang tag to identify your guest’s vehicles. These hang tags are not to be used to park a 3rd car permanently. If you are having guests on a long-term basis, please notify the Condo so we don’t accidentally tow your guest’s vehicle.
  • Your registered vehicles will be provided with a parking sticker which is required to be placed on your rear window.
  • Backing into a parking space is NOT allowed (except for loading or unloading).
  • Parking stickers are issued by the Condo D Association.
  • Motorcycles/motor scooters (including visitors), boats, and trailers are strictly prohibited on our property.
  • Condo D allows non-commercial vans (with rear and side windows) and non-commercial, light duty 1500 pickup trucks as of January 2024. All trucks must either have a hard, flat cover or a matching metal cap with windows over the bed or an empty bed.
  • The Condo Association reserves the right to tow or boot a vehicle for non-compliance.

SAFETY

  • Skateboards, scooters, or hoverboards are not allowed on the property. Condo D and the Master Association will not be held liable for any damages that arise should you or your children use these items.
  • Please refrain from playing paintball or using firecrackers on the property.
  • For the safety of children playing and residents walking on the streets, please respect the speed limit of 15 MPH.

AIR CONDITIONING & APPLIANCES

  • Each unit owner is responsible to maintain their own AC system, which includes cleaning out the lines, maintaining your drain pan, changing filters and timely maintenance.
  • Should you notice water dripping on the landing outside your door, waste no time to contact an AC Repair Service.
  • The Condo Association WILL NOT be responsible for drywall repair, replace damaged or collapsed ceilings caused by unit owner’s negligence.
  • The Condo Association WILL NOT be responsible for water damage arising from flooding of your porch due to washing machine hose leaks. Please ensure you use a good quality hose for your washing machine.

TRASH

  • Garbage is picked up every Tuesday & Friday.
  • Please ensure trash is securely tied in plastic bags, thrown into the bin and not left on the floor by the dumpster.
  • Please use the recycling bins provided for recyclable items. Blue for glass / plastic / tin, Yellow for paper / boxes.
  • ALL boxes must be broken down flat and fitted into the yellow bin whenever possible. DO NOT STACK ITEMS ON TOP OF THE BINS.
  • Bulk pick-up is early every Thursday AM. Bulk items MUST NOT be left outside the dumpster enclosure before Wednesday PM.
  • Construction debris is not allowed in the dumpster. You must advise your contractors to make their own arrangements for dumping such debris.

STRUCTURAL IMPROVEMENTS

  • Flooring in a 2nd floor unit: All hard flooring (tile, laminate, wood, bamboo) requires soundproofing underneath the flooring. Please contact Benchmark Management to request an Approval Review Form or print it off our website.
  • Approval is required for structural work such as glassing-in a porch, installing hurricane shutters/ impact windows, or for any work requiring a permit. Please contact Benchmark Property Management to request an Approval Review Form or print it off our website.

CONDO GROUNDS

  • Items are not allowed to be stored or placed outside your unit or on the building, such as tables, chairs, bicycles, planters, toys or personal decorative items.
  • DO NOT LEAVE GARBAGE OR DOG REFUSE BAGS OUTSIDE YOUR DOOR.
  • The Condo reserves the right to remove any items left outside your unit without prior notice.
  • Condo D does not allow barbecue grills to be kept outside your unit when not in use. (Condo A, B, C have different rules)
  • Palm Beach County requires barbecues to be at least 10 feet away from any structure when in-use.
  • Boating is strictly not allowed on the lakes.

CABLE & WIFI SERVICES

  • Cable TV/internet service through Hotwire Communication are provided by the Master Association through your quarterly maintenance.
  • To set up your Hotwire installation, call 1 (800) 355-5668. As of 2025 Hotwire now charges for installation (approx. $150).
  • Additional charges at your own cost apply for internet upgrades, extra set-up boxes, and more channels.
  • Services included are HD, DVR, 48 Hour playback, 2 boxes, 2 remotes (1 voice activated), 150 mbps internet service, all HBO stations and HBO MAX

LEASING

  • New owners are not allowed to lease their unit until 18 months of ownership.
  • Rentals are then restricted to once in a 12 month period for a minimum of 3 months and a maximum of 6 months and 1 day. There are no renewals and no full time rentals allowed.
  • Security deposit of $1500 to the Condo Association, as well as a background check and interview of the prospective renter is required.
  • In general, Boca Glades D only allows immediate family members in your unit during your absence.

RULES AND REGULATIONS

  • The Rules and Regulations of both Condo D and the Master Association should be provided to you, along with your documents, at the closing of your unit. The purpose of Rules and Regulations is so that unit owners can live in peace with each other.
  • Should a unit owner violate the Condo Rules and Regulations, Condo D will send at least one violation letter. Should the violation not be rectified, Condo D will turn the unit over to our attorney (at the unit owner’s expense) for legal action including lien and foreclosure.
